Building maintenance is one of the most important areas in the construction industry. Through the maintenance of a building can extend the life of the user and maintain its value. Because buildings especially for educational buildings need to be taken care of to provide comfort to their users. Therefore, a good maintenance management especially regarding the planning system and implementation of maintenance work is essential. Recognizing its importance, a study on building maintenance studies was conducted at the Civil and Mechanical Engineering Department in Politeknik Merlimau. The research objective of this study is to identify the type of building damage, cost of damage and to estimate future maintenance costs. Interviews have been made with responsible parties in the management of building maintenance in Politeknik Merlimau. The interviews were conducted to identify maintenance management systems, types of damage and costs involved. In addition, a questionnaire was also conducted to identify management weaknesses in carrying out maintenance work on the study building. The data obtained will be analysed using Microsoft Excel 2013 software. Finally, hoped this study will help simplify the work of maintenance management while improving the quality of their work.
